the importance of staging

Modern living room and kitchen with hardwood floors, a white brick fireplace, neutral-toned furniture, a patterned area rug, and contemporary lighting.

Occupied staging involves working with the owner’s existing furniture, artwork and accessories by arranging them in the most advantageous way. This usually means LESS is MORE. Our process involves doing a consultation first. The consultation is a “walk and talk” where we go room by room (including curb appeal) and we explain the importance of removing dated furniture and personal items. We will also give an idea of how to arrange each room to show the home in its best light for photos. Rates start at $250.

If the homeowner finds they need assistance to complete the process our team can return for an additional fee. (fees based on quotes that will arise after the initial consultation).

Vacant staging is where we shine! If you have a vacant home our team will bring in everything you need to “wow” buyers and make sense of the key spaces. With the latest furniture and accessories at our disposal, we know how to attract qualified buyers. Our staging creates a warm and inviting atmosphere where a buyer can picture themselves living their dream lifestyle. Rates start at $3500/60 day rental. Call for a free estimate at 941-212-0062.

Benefits of staging

  • It’s a BUYER’S MARKET and listing agents need some element of staging to remain competitive in today’s market

  • It PAYS FOR ITSELF! Our vacant stagings cost approximately 1% of list price. Staged home typically sell for 5-10% more than their competition. Ex: $750K home costs $7500 to stage and sells for 5% more than anticipated (5% of $750k = $37,500) That’s a gain of $30K

  • It REDUCES TIME ON THE MARKET. Staged homes typically sell twice as fast as their competition. In Florida that equals 1-2+ months of HOA and condo fees plus taxes! Savings = thousands $$

  • Less showings = less stress! Have a pet at home? Having your home be staged and sell faster means less puppy or cat rides in the car. Less rushing around to lear dishes in the sink, etc.

  • GETS YOU AHEAD of the pack it up game. Our occupied consultations encourage homeowners to get packing! Getting the moving process started makes getting out much easier when a great offer comes along.

  • Makes you look like the PROFESSIONAL that you are. As a listing agent, working with a professional staging team elevates your game and makes you stand out from your competition.
